			<content:encoded><![CDATA[<p>I&#8217;ve been thinking and thinking about what to write for my first Toronto review, and decided it&#8217;s fitting to write about the lovely lady who&#8217;s made Toronto home &#8211; literally.</p>

My husband and I first met Nancy Wilson at an open house in the Beach.  We clicked with Nancy right away, and while this listing wasn&#8217;t the one for us, after we got a handwritten card from Nancy in the mail early the next week, we did know that she definitely was the Broker for us.  Fast forward six months, a ton of open houses and numerous coffee house chats, and we&#8217;re a week away from moving into our dream house &#8211; a fixer-upper in the Beach. As anxious first-time buyers, we were sllllow to find our gem.  Nancy was always available to answer questions and she was always completely candid with us.</p>
<p>Nancy has gone far beyond just being a great Realtor.  She has given us numerous design ideas,  helped us through budgeting for our reno, and has become a trusted advisor. I&#8217;m a firm believer in like attracting like, and Nancy is surrounded by a professional and passionate network of business people &#8211; all of whom she shares with clients.  From a great mortgage broker, to lawyer,  home inspector, contractor, electrician, painters and plumbers &#8211; she has great recommendations  and a wealth of information for anything you may need.</p>

It&#8217;s really too bad the wallet doesn&#8217;t bulge like the belly over the holidays?</p>
<p>Reality typically starts to kick in around the midpoint in January, as many Canadians start to receive credit card bills or review their report card on the past year and realize they may not be getting the grade they had hoped for.<span id="more-1479"></span> Not all is lost, there is a silver lining and now is the ideal time to be sitting down with a mortgage professional and setting up a plan for the coming year&#8230;<strong>yes a plan</strong>.</p>
<p>Can you imagine having a plan, or list of goals that included financial points that were track-able and accountable? Let’s say your goal was to reduce credit card debt by $2,000 per quarter or to make your RSP contributions every month rather than waiting for February 28<sup>th</sup> and getting a bank loan.</p>
<p>People these days spend literally billions of dollars buying the latest self help book or attending self help seminars. The bottom line is usually people know what to do, they just need help staying with it. Having an accountability partner is a great way to stay on track!</p>

			<content:encoded><![CDATA[<p><a href="http://ilivetoronto.files.wordpress.com/2011/12/house-of-money.jpg"><img class="alignleft size-full wp-image-1476" title="Money House" src="http://ilivetoronto.files.wordpress.com/2011/12/house-of-money.jpg?w=500" alt=""   /></a>A new report from CIBC Economics suggests that Canadians would be well advised to look at the full picture when reflecting on the housing industry.  Simply, don’t be put off by the alarming headlines, but know the whole story- and all the details</p>
<p><span id="more-1475"></span></p>
<p>CIBC said in a report, “That is certainly the case when it comes to the highly debated ascent in household debt and the health of the Canadian residential real estate market. In both cases, any statement based on headline figures or average numbers can be hugely misleading. The truth is buried in the details—and there the picture is still not pretty, but much less alarming.”</p>
<p>While household debt levels in the country are high, they suggest they are not alarming.  Data has put debt-to-income ratio at around  150%.  CIBC says though, that that figure cannot be taken at face value.  It has to be put in greater context- of the whole economy, saying that it is not the level of debt that is as important as the fact that the accumulation of debt has greatly decelerated.  Canadians seem to be changing their attitudes towards debt, and are adopting appropriate behaviours to that end.</p>
<p>Like RE/MAX earlier this week, CIBC says that the stellar performance of the Canadian Housing market is a bit of a puzzler, when conventional wisdom and economic factors suggest that it should be taking a greater hit than it has. “The average price of a house has risen by 28% since reaching its recent cyclical low in January 2009, and it is now close to 50% above the level seen before the recession.”</p>
<p>What CIBC does underscore, is the dangers of indentifying the national average price, as actually reflecting the average price in the nation.  They centre on areas like Toronto and Vancouver, where high prices succeeded in skewing the national average.  They remind Canadians that they housing market is made up of separate pieces, each with unique challenges and conditions. “Prices in the Canadian market and its sub-segments are higher than what can be explained by factors such as income growth, rent, and household formation.”</p>
<p>CIBC answers doomsday analysts who say that the market is overvalued, and set to crash, because there exist fundamentals to keep it afloat: “The fact that prices are overvalued today does not necessarily mean that they will crash tomorrow. After all, a violent market correction needs a trigger such as the sub-prime crisis, which ignited the US real estate meltdown, and/or abnormally high interest rates, as was the case during the 1991 property crash in Canada.”</p>
<p>“Accordingly, while we do not see house prices crashing, we do believe that house prices in Canada will level off in the coming year or two. Further out, the most likely scenario is that the eventual increase in interest rates will lead to a modest decline in prices (probably in the magnitude of 10%-15%). But given the current balanced affordability position, the more significant adjustment will be in housing market fundamentals that are likely to catch up with prices in the coming years—paving the way for a healthier housing market later in the decade.</p>

<p><span id="more-1472"></span></p>
<p>The Toronto Real Estate Association says the average price of a detached home in the 416 district climbed past the $750,000 mark. Detached home prices rose 12% from a year ago to $776,017. It’s a little cheaper in the suburbs with the average detached home in 905 selling for $540,299, a 10% jump from a year ago.</p>
<p>“We have seen strong annual growth through the 2011 fall market. The increase in transactions has been broad-based, with strong growth across low-rise and high-rise home types throughout the Greater Toronto Area,” said Richard Silver, president of TREB.</p>

<h4>Sales across the GTA climbed to 7,092, an increase of 11.1% from a year ago. Supply kept pace with new listings climbing to 9,786 in November for a 14% jump from a year.</h4>

<p>The numbers of days on the market has also been shrinking with the average home selling in 29 days, a 14.9% drop from the 34 days it took a year earlier.</p>
<p>The Toronto housing boom appears to be across all home types. In the semi-detached category there was an 11% price increase from year ago to $454,262 on a GTA wide basis. Townhouses were up in price 8% to an average of $367,727 while condo apartments prices also rose 8% during the same period to an average of $338,251.</p>
<p>Despite the surge, TREB maintains the GTA market remains affordable. “The correct method of assessing affordability is to consider the share of the average household’s income that is dedicated to mortgage principal and interest, property taxes and utilities,” said Jason Mercer, TREB’s senior manager of market analysis. “Currently, this share remains in line with generally accepted lending guidelines.”</p>

<p>&#8220;Low mortgage rates are offsetting weaker consumer confidence and cooling job growth,&#8221; said Robert Kavcic, Economist, and BMO Capital Markets. &#8220;Relatively stable sales and price trends are likely in the year ahead.&#8221;</p>
<p><span id="more-1464"></span></p>
<p>Regina’s housing market is heating up and leading the way in activity, while the red-hot Vancouver market is beginning to fall back towards earth. Notably too, Vancouver is not experiencing the crash that many had expected after a surge of foreign investors early in the year, but rather is experiencing a moderation in prices and in activity.</p>
<p>Higher end sales have slowed down in Vancouver, which have been partly responsible for the surge in area prices; prices are beginning to stabilize somewhat, and are beginning to reflect a buyer’s market again. &#8220;After peaking above $800,000 in June, seasonally-adjusted prices in Canada&#8217;s most expensive city have drifted down to $758,000 &#8211; partly due to fewer high-end sales &#8211; and B.C. is looking like more of a buyers&#8217; market,&#8221; stated Mr. Kavcic.</p>
<p>Growth activity has been largely based in Western Canada, particularly in Regina and Calgary. Reflecting October figures, Kavcic said, &#8220;Regina is now the sales growth leader, up 24.8 per cent year-over-year, while Calgary&#8217;s market continues to firm up, with sales running 15.2 per cent above year-ago levels.&#8221;</p>
<p>Toronto continues to hum along, with prices and activity continuing to climb. In a market where supply is becoming a challenge, bidding wars are becoming more frequent, and are effectively continuing to raise prices. The condo market in particular, is contributing heavily to the spike in prices, which in and of itself is unusual. As a housing type, condos do not usually hold such an impact on overall price appreciation.</p>
<p>&#8220;Condo sales and prices have outperformed detached properties somewhat in the past year, up 19 per cent year-over-year and 9 per cent year-over-year, respectively,&#8221; said Mr. Kavcic. &#8220;Overall, Ontario remains a relatively tight market, with the sales-to-new listings ratio sitting above historical norms at 57.4 per cent.&#8221;</p>
<p>Karen Blomquist, Mortgage Broker with Mortgage Intelligence, told Propertywire.ca that, while the currently low interest rate environment has its&#8217; benefits in terms of helping to support the housing market, and offsetting other economic deficits, consumers still must be mindful of the pitfalls of taking on too much debt for their own financial health:</p>
<p>&#8220;In my needs analysis with a client I ensure that we make a plan based on the current environment, their capacity to earn more money in the future, and what interest rates may do.  Whether the couple is planning for a family, going back to school or a life change I like to ensure that I add some futures into my clients planning process to ensure they are not in a financial problem in the future.  I have a bit of advice for my clients – I ask them to put their entire budget on paper and then literally budget with cash for three months with envelopes full of cash.  This gives a much more realistic view when planning whether or not they can afford their current lifestyle as well as the proposed future.&#8221;</p>

<p>There was an increase of 13% in transactions, year-over-year, as well as an increase of 16% in new listings for the same period.</p>
<p>&#8220;The results for the first two weeks of November point to two important facts: <span id="more-1454"></span>First, despite global economic uncertainty, buyers have remained confident in the affordable housing market in the GTA. Second, stronger growth in new listings means that it is becoming easier for buyers to find a home that meets their needs,&#8221; said Toronto Real Estate Board President Richard Silver.</p>
<p>Although new listings are coming to market, which will hopefully help balance out supply and demand issues and the bidding wars that are becoming commonplace in the area, prices are continuing to receive substantial upwards pressure. The average price is now at $481,548, which represents an increase of 10%, year-over-year.</p>
<p>&#8220;Little or no movement is expected for mortgage rates through 2012. Low rates coupled with the consensus outlook for continued economic growth next year suggests that homes will remain affordable in the GTA and households will remain confident in doing deals. Look for the average selling price to advance to the $485,000 mark next year,&#8221; said Jason Mercer, the Toronto Real Estate Board&#8217;s Senior Manager of Market Analysis.</p>
<p>As was no surprise either, condos prices registered the biggest increase. There has been a surge in both interest and price for this particular property type in the area.</p>
